are in accordance with international online trading legislation, and acceptance of them is a prerequisite for the purchase of a booking of accommodation and meals.
These terms and conditions, which are subject to change, apply to all of our services provided directly or indirectly through www.bsahotels.com You can contact them online, via mobile devices, in person, via email, or by phone. By accessing, browsing, and using our website, regardless of platform (hereafter referred to as the “website”), you acknowledge that you have read, understood, and accepted the terms and conditions, including the privacy statement, set forth below.
These pages and their content, and the online accommodation and catering booking service provided on them (the “Service”), are owned and operated by BSA OOD.
1. Scope of the Service
We, BSA OOD, and in particular the Holiday Park Hotel (Golden Sands resort), the Garden Hotel (Golden Sands resort), the Palma Hotel (Golden Sands resort), and the Boulevard Boutique Hotel (Sunny Beach resort), provide an online platform through which we advertise our services and site visitors can make reservations through this website. By making a reservation through www.bsahotels.com, you enter into direct contractual relations with the Holiday Park Hotel (Golden Sands resort), the Garden Hotel (Golden Sands resort), the Palma Hotel (Golden Sands resort), and the Boulevard Boutique Hotel (Sunny Beach resort) corresponding to an accommodation place, in accordance with current Bulgarian legislation.
BSA OOD is solely responsible for updating all rates, room availability, and other information on our website.
Since our services are intended for personal and non-commercial use, you are not permitted to: – resell the service to the “hotel”; – create a deep-link (“deep-linking” – placing links to sub-pages of the site rather than just the front page); – copy, monitor (for example, using spy or information tracking programs, also known as spider and scrape programs), host, download, or reproduce any information, text, software, products, or services offered and available on our website for any commercial or competitive action or purpose.
The joint existence of a reservation by the customer, a written confirmation by the selected hotel, and a document confirming payment by the customer shall constitute a valid contract between the parties, with all the rights and obligations arising for them as set out in these General Terms and Conditions. The absence of a separate signature by the customer on these terms does not absolve him of responsibility for their performance.
2. Prices and Best Price Guarantee
Prices on our website are competitive. Unless otherwise stated on our website or in the booking confirmation email, all prices quoted on the website are inclusive of VAT, insurance, and all other fees and taxes and are subject to change depending on changes in current tax legislation and internal hotel management regulations.
In some cases, lower rates for specific types of accommodation and dining are displayed on the hotel’s website. However, special restrictions and conditions may apply to these hotel-set rates, such as the validity period, the ability to cancel the booking, or how to obtain a refund. Before booking, please double-check the room description and corresponding price for such restrictions and conditions.
The currency calculator is for informative purposes only, and actual prices may vary.
Obvious errors on the web portfolio site or hotel websites, including those that have been printed, are not binding.

4. Billing
BSA OOD declares that there are no additional, booking or other hidden charges added to the room rate. BSA OOD does not charge your personal credit/debit card.
5. Credit card /bank transfer with credit card/
BSA OOD requires your credit/debit card details to guarantee your booking. The hotel will withdraw the required deposit amount from the credit/debit card provided, for which the hotel will issue a payment receipt.
SSL/HTTPS encryption technology is used to protect and encrypt card information when it is sent to the Bank (PIB) (secure evidence of this is the yellow “padlock” in the browser address field indicating a secure encrypted connection).
Accepted cards are Maestro, MasterCard and Visa. The virtual POS terminal used is certified by VISA 3D Secure and MasterCard SecureCode.
Before booking and completing payment, we recommend that you thoroughly familiarize yourself with the cancellation policy and terms, as well as the refund options. We regret to inform you that your transaction is not always refundable.
We recommend that you check the room description carefully for similar conditions and restrictions before booking.
6. Cancellation
By making a reservation, you accept and agree to BSA OOD’s cancellation and no-show policies, as well as any additional terms of service and accommodation policies that may apply to your reservation or the duration of your stay. Free cancellation and full refund up to 7 calendar days before check-in; check-in date is not included. If you cancel within 7 days of your check-in date, the first night will be charged as a penalty. No-Show (cancellation or no-show on the day of check-in): the first and second nights will be charged; Cancellation of special offers and conditions – as stated explicitly in the offer Package offer cancellation: Free cancellation – up to 24 hours before the check-in date; Late cancellation – less than one day before your check-in date – the first night is charged as a penalty; No-Show (cancellation on the day of check-in or no-show)- the first and second nights are charged;
The hotel’s cancellation policy for final cancellation, no-show, or modification of the hotel reservation is also available on the hotel’s website – on the information page for the respective accommodation type, as well as in the confirmation email. We recommend that you read the terms and conditions carefully before booking because certain rates or special offers may not be subject to cancellation or modification.
If you wish to review, change, or cancel your reservation, please use the confirmation email and follow the instructions in it. Please keep in mind that a cancellation fee may be imposed if you cancel your reservation in accordance with the property’s cancellation policy or if you fail to show up. We recommend that you carefully read these rules before making a reservation.
7. Additional correspondence
You agree to receive an email after making and completing a booking. The email will include information about the hotel, your personal booking code, details about the service you have reserved, and instructions for canceling, modifying, and viewing your reservation on our website system. You also agree to receive an email inviting you to complete our guest evaluation form, which we will try to send to you as soon as possible after your stay. 8. Limited liability
Subject to the limitations set out in these terms and conditions and in accordance with the law, BSA OOD shall only be liable for direct damages incurred, paid, or held liable as a result of the hotel’s failure to perform its obligations in relation to the services offered on the website, up to the total amount of your booking as stated in your confirmation email.
However, neither the hotel nor any of its officers, directors, agents, or others involved in the site’s creation, sponsorship, or promotion, or the individuals and entities involved with the site’s presentation and content, shall be liable for: – any punitive, special, indirect or consequential loss or damages, – any inaccuracy, – any (direct, indirect, special, consequential or punitive) damages, losses or expenses incurred by you for which you are held liable, or have paid, arising out of or in connection with the use, inability to use or delay of our website; – any (personal) injury, death, or other (direct, indirect, special, consequential or punitive) damages, losses or expenses suffered or for which you have been held liable or paid, whether due to acts, errors, breaches of duty, default, willful misconduct, omissions, misrepresentations, misconduct in law, or failure of the Bank’s Virtual POS (its officers, directors, agents, representatives or distributors) to perform its direct duties (in whole or in part); including for any (even partial) force majeure or any other event beyond our control
9. Intellectual Property Rights
Unless otherwise stated, the software required to perform the services of BSA OOD and available for use on our website, as well as the intellectual property rights (including copyright) in the content and information or material on our website, are the property of BSA OOD.
BSA OOD owns all rights to the content (including all intellectual property rights) of the interface (including infrastructure) of the website through which the service is provided (including guest reviews and content translation), and you may not copy, (hyper-/deep) reference, publish, promote, sell, integrate, or exploit the content or our brand in any way without our express written permission.
10. Miscellaneous
These terms and conditions, as well as the provision of our services, will be governed and construed in accordance with Bulgarian law, and any disputes arising from these terms and conditions or our services will be referred solely and exclusively to the competent courts in the territory of Bulgaria.
These terms and conditions have been translated into other languages from their original Bulgarian version. The translated version is a gesture of goodwill and is only an office translation with no legal standing. In the event of a dispute over the content or interpretation of these terms and conditions, or any inconsistencies or differences between the Bulgarian version and any other language version, the Bulgarian version shall govern.
If any of these terms and conditions is (or becomes) invalid, unenforceable, or non-binding, you will still be bound by the remaining provisions. In such a case, the invalid provision will be enforced to the fullest extent permitted by law, and you agree to accept such effect as the invalid, unenforceable, or optional provision, taking into account the contents and purposes of these terms and conditions.
1.Rights and Obligations of the Garden Hotel
1.1. BSA OOD and the hotels agree to accept legitimate payments with all bank cards bearing the Visa, MasterCard, Maestro, BORICA, and other trademarks. 1) Invalidity of the bank card; 2) Inability to obtain transaction confirmation; 3) Doubt about the transaction’s legitimacy; 4) Failure to identify (authenticate) the cardholder for payment at a virtual POS terminal; 2.3. In the event of non-delivery of the ordered services or a violation of the General Terms and Conditions of the purchase of the reservation of accommodation and meals, BSA OOD is required to refund the card and the amounts paid by the USER. 2.4. Before and as a condition of accepting the order payment for processing, BSA OOD undertakes to obtain the USER’s express and unconditional agreement that the latter has read and accepts these General Terms and Conditions. 2.5. BSA OOD agrees not to impose any minimum amount for the purchase of services, or any other such requirement, on the USER as a condition for payment by bank card. ; ; 2.6. BSA OOD agrees not to add additional fees and commissions to the prices of services at the time of purchase, regardless of payment method. 2.7. BSA OOD may charge booking fees, service charges, seasonal charges, and other fees, which must be disclosed during the booking process. ;
2. Rights and obligations of the USER
2.1. 2.1. The USER has the option of paying by credit card, subject to acceptance of these “General Terms and Conditions” and the General Terms and Conditions of Purchase of Accommodation and Meals. 3.2. 3.3. ; 3.3. In the case of 3.2, the amount will be refunded on the same card that was used to make the reservation. 3.4. The refund will be issued within 10 working days of the cancellation request. ; 3.5. In accordance with the General Terms and Conditions of Purchase of Accommodation and Meals, the amount refunded shall be the amount paid less the penalties.
3. Chronological and technological sequence of payment with bank cards:
3.1. Selection of accommodation and meal service and period of its provision; 3.2. Entering the details of the person(s) who will use the service;
3.3. Submitting a booking/bank card payment request for which you must provide your details;
4.4. Payment by bank card
3.5. Booking confirmation;
4. In the event of a bank card reservation cancellation, the USER shall bear all refund costs, including costs of disputes, etc.
4.1. BSA OOD expressly adheres to the confidentiality condition. 4.2. An exception under 4.1 is only permitted in the case of an official request from the competent authorities in Bulgaria and the EU, in accordance with applicable legislation. 4.3. If the “General Terms and Conditions” are available in another language, the Bulgarian version takes precedence. All other language versions are provided solely for informational purposes. ; ;

When does BSA OOD disclose your personal data?
Only the state and municipal administration authorities in charge of the hotel’s operations, as well as organizations and institutions processing personal data in accordance with current legislation, will have access to your information. BSA OOD may provide the following information to the above-mentioned partners: email address, phone number, address, date of birth, and three names.This information is only provided for the purpose of fulfilling services / bookings / and payment for them, as well as for direct marketing purposes.
If a court or administrative authority orders or requires it, or if the provision of the personal information is related to the performance of a legal obligation, BSA OOD may disclose and provide your personal information in accordance with applicable law. BSA OOD may disclose your personal information to third parties to the extent permitted by law, provided you have consented to such disclosure.
We hereby notify you that you have the right to object to and/or refuse the use of your personal data as described above, as well as their disclosure to third parties. You may object and/or refuse by sending an email to the website’s email address with your request in free text. You have the right to access and change your personal data at any time. BSA OOD guarantees that the information you provide will be used only if you agree to the processing of said data.
